A Realtor plays a vital role in the purchase of real property and will provide a variety of feduciary services including locating a property, negotiating the sale, guiding and advising the buyer through the process.
However, a Realtor is generally not qualified to discover defects or evaluate the physical condition of property. A Realtor is your partner to assist in finding qualified inspectors and provide the buyer with documents and other resources containing vital information about a prospective property.
The ADRE Buyer Advisory
Most aspects of validating a property for the purchase are the direct responsibility and decision of the buyer. The ADRE Buyer Advisory, provided by the AZ Department of Real Estate and the AZ Association of Realtors, is a safeguard designed to help the buyer better understand the home buying process and to make intelligent decisions during the purchase of real property. Some of the more common issues that a buyer may decide to investigate or verify concerning a property purchase are summarized in the “on-line” Advisory with active links to significant details. Included are: common documents a buyer should review; physical conditions of the property the buyer should investigate; and conditions affecting the surrounding area that the buyer should investigate.
